What drives the cost

No two properties price the same, and anybody who quotes you sight-unseen is guessing. Here's what actually moves the number:

• Lot size and how much of it needs clearing
• Tree density and stump size
• Soil conditions — sand moves easier than clay
• How far water has to be carried away from the pad

That's why the estimate is free and in person — we'd rather walk it than guess.
